About
About Monumental Floral Gardens
Our neighborhood has been growing and changing dramatically in the last few years. Our property values are higher than they've ever been, and our neighborhood is a desirable in-demand location for individuals and families looking to buy and rent in this area. With nearby shopping and restaurants, great schools, a walkable neighborhood, and close proximity to so much, it's no wonder the MFG Neighborhood is popular!
In an attempt to create an inclusive and transparent, officially recognized neighborhood association, we registered with the Virginia State Corporation Commission, filed with the IRS for status as a registered 501(c)(4) non-profit, tax exempt corporation, and are collaborating with Henrico County departments and leadership.
We want to invite all neighbors to join this new association. We want you to get involved, we want to hear your voice, and we want to help advocate for neighborhood priorities and enhancements that will make this an increasingly great place to live.
We want to hear from you! Together we can make Monumental Floral Gardens Neighborhood Association a shining example of the kind of modern neighborhood association that other neighborhoods can follow as a model.
Frequently Asked Questions
How is the Neighborhood Association different from the Civic Association?
The MFG Civic Association has existed for decades, but has not regularly maintained an active membership or held regular meetings. We wanted a Neighborhood Association that promoted engagement and was able to actively advocate for public safety, share resources, and communicate effectively. We also wanted to meet our neighbors, host events, connect with Henrico County leadership and departments, and have fun in our neighborhood.
Additionally, the Civic Association ended the MFG neighborhood boundary at Byrd Avenue, cutting off the neighbors between Byrd and Willow Lawn from information & resources about things happening in the neighborhood. We wanted to be inclusive of our neighbors in that part of the neighborhood, so we built the Monumental Floral Gardens Neighborhood Association in January 2022.
What are the neighborhood boundaries?
We define the Monumental Floral Gardens neighborhood boundaries as the following:
East: Willow Lawn Drive
West: Libbie Ave
North: West Broad St
South: Monument Ave
There are approximately 260+ houses in this neighborhood. We'll get demographic data to share as soon as we can!
Why were those boundaries set for the MFG Neighborhood Association?
We set the boundaries for the Monumental Floral Gardens Neighborhood Association to ensure an inclusive community aligned with our organization's mission and vision. There are a number of advantages for these boundaries, including:
Natural Boundaries: The four roads identified are the largest streets in our area and create natural boundaries for our neighborhood.
Inclusive Community: We believe it's paramount to create an inclusive and welcoming environment for everyone who calls this area home, including both those who own homes, and those who rent.
Power in Numbers: A simple fact is that Henrico County is more likely to be responsive to Neighborhood Associations that have large memberships. The more neighbors we can include in our Association, the greater our voice can be to advocate for neighborhood improvements that benefit everyone. This strategy was confirmed by County officials when we met with them during the planning process to launch this Association.
How can I join the MFG Neighborhood Association?
We're delighted to have you!
Membership form for Monumental Floral Gardens Neighborhood Association
Dues are $20 per year, and are payable in Venmo to @mfgneighborhood or you can email us at mfgneighborhood@gmail.com for check payment instructions if you'd prefer to write a check. Each household can only hold one membership, and will have only one vote in MFGNA elections.
Who is eligible for membership?
Any household living within the boundaries of Monument Ave, Libbie Ave, West Broad Street, and Willow Lawn Drive, can register for membership within the MFG Neighborhood Association. This includes both homeowners and renting neighbors residing within our neighborhood limits. We are intentional about developing a community not based on home ownership, but based instead on the community boundaries within which we all live. Best practices of other neighborhood associations in our region recommend including both home owners and renters as association members.
To vote in elections, a household must have paid their annual dues of $20, and each household address will receive only one vote.
Note: Businesses located within the neighborhood boundaries are not considered residents of the neighborhood, and will not have voting privileges in neighborhood association matters.
What are the dues? How will they be used?
The Monumental Floral Gardens Neighborhood Association will collect annual dues from members. Following best practices for neighborhood associations in our region, these dues will be $20, with scholarships available for hardship. Dues will be set annually by a vote of the Neighborhood Association members at an annual meeting. The dues will support the Neighborhood Association's activities and annual budgets must be approved by Association members. Dues will be spent on Neighborhood Association activities such as: events, website registration, newsletters, and other activities that benefit the Monumental Floral Gardens neighborhood as a whole.
Is this an official neighborhood association for the area?
Yes. This group is an official neighborhood association for the Monumental Floral Gardens community. We began working with the Henrico County Department of Community Revitalization in 2020 to become a recognized neighborhood association. In January 2021, the Monumental Floral Gardens Neighborhood Association was officially registered with the Virginia State Corporation Commission, ratified articles of incorporation, adopted initial bylaws, registered with the Internal Revenue Service, declared our intent to be designated by the IRS as a 501(c)(4) social welfare organization (non-profit and tax exempt), and registered with Henrico County.
We are officially recognized as a neighborhood/civic association at the federal, state, and local level. Additionally, we're collaborating with County officials to enhance and update a resource guide for other developing neighborhood associations to use as a guide. We're proud to be an example that other communities can reference to launch their own neighborhood association!
Where are the neighborhood association bylaws?
Here are our current bylaws. We intend this to be a living document that changes over time, with changes in leadership.
